Dubrava Project

Dubrava is the first and largest “cottage complex” construction project in Samara Region. In terms of commissioned housing and infrastructure this project can be compared to a small town, as it has an active impact on the development of nearby residential settlements (the towns of Stroikeramika and Petra Dubrava).

The Dubrava site is located 5 km from the city of Samara, between Petra Dubrava and Stroikeramika. This is the nearest “cottage town” to Samara, 15 minutes away.

More than 1,200 cottages are being built over an area of 120 ha, while a further 100,000 m² of commercial facilities will be constructed there.

The territory of the Dubrava micro-district is divided into several strips with a comprehensive approach to each: the construction of engineering facilities, roads and streets will be followed by the construction of residential blocks. The whole project will be complete by the end of 2010.

Traditional construction materials (bricks) and the latest technologies are being used for the construction of the town. Facades on cottages and public and service buildings will be designed in the same manner in three styles: “Amsterdam”, “Bavaria” and “Petersburg”.

The project is very attractive in terms of investment. After commissioning the Central Trunk Road, the micro-district will acquire a higher status: the value of land plots and real estate close to the Central Road is expected to increase. Upon completion of the Central Road, the district will offer excellent access for the majority of Samara residents. Even now, cottage towns, logistical centers and high-rise micro-districts are being built on vacant land plots along the Central Road. Besides the Dubrava Project, residential districts are being constructed in Petra Dubrave, Stroikeramika, Alekseevka and Kinel.

The overall cost of the Dubrava Project is about 4.8 billion rubles.

The Dubrava Project is part of the “Affordable and Comfortable Housing for the Citizens of Russia” National Program. The project therefore enjoys the following types of subsidies: part-compensation for salaries, repayment of interest on loans, and the creation of a utility infrastructure in the town. Loan guarantees have been provided by the state for the creation of a utility infrastructure and the construction of roads.

Dubrava has been represented at a number of economic forums as a part of the “Affordable and Comfortable Housing for the Citizens of Russia” National Program: the 11th International Economic Forum in St.Petersburg; the Kuban Economic Forum in Sochi; the 2nd Inter-Regional Economic Forum, “Samara Initiative: Cluster Policy is the Basis for the Innovative Development of the National Economy”, where the project was declared one of the most remarkable investment projects in Russia.

Molodyozhny

The Molodyozhny residential complex offers affordable and comfortable housing to city residents. The complex is located close to several main roads – Kirov Avenue, Demokraticheskaya Street, Molodyozhnaya Street and Novo-Sadovaya Street. The district’s infrastructure, which was built a long time ago, is also rather attractive: close to the RC Molodyozhny there is the Shapito market, supermarkets, shopping malls on the M.Frunze Poliana, the Samara horse-riding center and other important locations. In addition to economy class flats, there are built-in and semi-detached non-residential premises for commercial areas and offices.

The project is nearing completion. The Volga Group Corporation launched the RC Molodyozhny-2 Project in the spring of 2008, in the form of a single-section 16-storey brick block of flats that will logically complement the first section.

Albatros

This is an economy class residential complex for Samara residents. RC Albatros is situated between Tukhachevskiy and Vladimirskaya Streets. A developed infrastructure in the construction district already exists, including: a market, a supermarket, the Mega Mebel commercial center, a nursery, a secondary school, a pharmacy, a post office, a car park, a petrol station etc. close to the complex. The Zheleznodorozhniy district of Samara was initially planned as a dormitory suburb, so there are very few industrial complexes that could have a negative impact on the district’s environmental quality.

According to the Samara General Plan, three large roads will intersect the Zheleznodorozhniy district. These will be: the Southern Bypass, the Central Road and Vladimirskaya Street.

The building will occupy an area of 21,000 m². Most of the flats in this 17-storey complex will have 1 or 2 residential rooms. There will be 2-storey penthouses on the top floors. All flats will have open terraces and vitrified balconies.

The ground floors will house office buildings, a fitness club, a dry cleaner’s and a beauty parlor. Near to the residential complex, there will be a large playground with a football pitch as well as a housework area. The garden will be landscaped; the entire premises and the block of flats will be lighted with a comprehensive outdoor lantern system. There will be secured parking on the Tukhachevskiy Street side for residents and office owners.

RC Albatros offers original façade design. This beautiful building in the form of a ship is being built on the basis of an author’s project.

Construction is expected to be complete in the 2nd quarter of 2010.

Mont Blanc

This is an infrastructure block-of-flats project involving the construction of a contemporary 8-section complex with office buildings and underground parking covering 57,000 m². RC Mont Blanc will be situated in the Lenin district of Samara, the historical part of the city.

The residential Mont Blanc block is situated near busy streets and has convenient approaches. The Gubernskiy market is located a 10-minute walk away, the Petropavlovskaya Church is very close, there is the Samara central supermarket, “Babylon” and “Triumph” commercial centers, plenty of schools, nurseries and hospitals.

The block will be built on the basis of a unique architectural project and involve the latest construction technologies, allowing for speedy completion. The residential complex will comprise a range of flat designs – from one-room economy flats to contemporary studios and comfortable penthouses. Mont Blanc is the first block of flats in Samara to house 11 penthouses under one roof! The total number of flats will exceed 500.

The infrastructure of the Mont Blanc residential block will include office space, a fitness center, a dry cleaner’s, a restaurant and underground parking on the ground floor. Adjacent to it, a playground will be built on landscaped land.

The approaches to the block will be covered with asphalt.

In January 2007 the Volga Group began the resettlement process at the Mont Blanc residential block. Construction is scheduled to be complete by the 3rd quarter of 2010.

Patriot

This is a contemporary 12-storey economy class residential complex. The building is located in a quiet dormitory suburb with a developed infrastructure: a diagnostics center, a medical school, a light industry technical school, Mega Mebel and Avrora commercial centers.

The Patriot residential complex has convenient traffic links. The Gagarinskaya subway station is situated nearby.

The following infrastructure facilities will be on the ground floor of this residential complex: shops, office centers and a beauty parlor.

Some flats will be granted to families of Russian Interior Ministry personnel.

The Volga Group Corporation is the General Contractor for this project.

Dynamo SRC

The Dynamo sports and recreation center is situated in Aerodromnaya Street, behind the Youth Center. It consists of two inter-locking buildings – an indoor sports hall covering 2,500 m² and one four-storey modern-style stained-glass residential building, spanning 700 m².

This building is being constructed at the behest of the Regional Ministry for Construction and Housing and Utility Infrastructure. It is scheduled for completion in the 2nd quarter of 2009.

Blocks 107 and 109

These residential blocks are situated in the historical part of the city. Block 107 is surrounded by the following streets: Leninskaya, Bratyev Korostelevykh, Vilonovskaya and Ulyanovskaya; Block 109 – Vilonovskaya, Samarskaya, Ulyanovskaya and Sadovaya. The plan is to construct residential complexes with built-in premium and business class commercial and office premises. There will be shell-and-core flats and comfortable penthouses on the top floors of the residential blocks. There will be a developed infrastructure: a restaurant, a dry cleaner’s, a fitness center, shops, a nursery and underground parking. There will be isolated landscaped garden areas and playgrounds.

The project is part of the program for providing housing to cheated investors who will receive several flats in the residential complexes. The projects, which are currently at the design stage, will be implemented by order of the Samara Regional Ministry for Construction and Housing and Utility Infrastructure. Final approval for the projects will be given in December 2008.
